This October has seen the hottest weather EVER recorded. great...Do you sense my lack of enthusiasm? Well for those who have access to a pool it has been great, but if you like the cool Fall days and nights it's a bit of a disappointment. Mid-October has seen it finally start to cool off and the fun Fall and Halloween activities can begin! 
Corn Mazes, Night time flashlight mazes and more. Corn mazes within driving distances have really stepped up their game. Some of the additional activities at local corn mazes include: ice cream, pumpkin patches, nights in the mazes, hayrides, playgrounds, cornhole,  musical events, light shows, bonfires and MORE.

What's happening on the Swamp Rabbit Trail? 
  • Many generous land owners have made the Greenline expansion possible with their donations of 1.3 miles of corridor.
  • The original line is getting repaved from TR to downtown Greenville. 
  • First diagonal crossing with GREEN paint in the Upstate! YAY Upstate. It will function like a light. This area has lots to offer, from restaurants to museums to play parks at the airport, so get out and enjoy! 
  • The transformative effect of the swamp rabbit trail is being formalized with a study to create a vision and strategy moving forward to link the trail with the surrounding properties and businesses. 
  • 5 Bridges are planned for the Green Line Expansion. 2 bridges will be renovated and 3 will be new. Bids are being solicited to make bridges which are iconic (like the Liberty Bridge- SEE BELOW), but within budget. Something similar to the picture below.
  • After the contractor has been chosen, the install and opening dates will be set for the new trail section, hopefully sometime this spring or summer.

Camping in the Upstate and South Carolina. Fall weather makes being outdoors much more enjoyable. People get out and camp. In South Carolina with 47 state parks and over 3000 campsites, & cabins it's easy to go adventuring. The Blue Ridge Parkway, just outside of Asheville, is a major destination in the Fall. Other parks in the Upstate include: 

  • Mountain Bridge Wilderness - 13,000 acres of forest.
  • Table Rock State Park - 3,083 acres with 2 lakes.
  • Devil's Fork State Park - 20 lakeside villas.
  • Paris Mountain State Park - 10 minutes from downtown Greenville, 3 lakes and multiple trails.
  • Keowee-Toxaway State Park - 5.5 miles of hiking trails.

The Village of WEST GREENVILLE

Where is this "The Village of West Greenville" and what is so cool about it?

If you Google "The Village of West Greenville" in the images you can find references to articles back in 2017 talking about how THE VILLAGE was going to be the next best thing in Greenville. It's upward movement was clear back then, but is only now starting to see whole new sections being developed.  The Poe West development is the primary new build growth. Check out this map of the area with the new cool businesses marked that are popping up. 

 

Poe West is new development in The Village of West Greenville. Poe West is located at 556 Perry Ave just north of the main intersection of Pendelton and Traction. 

The Junkyard Fitness opening in Poe West.  The Junkyard is a group fitness training center. It is the latest tenant to join the Village of West Greenville. This is their second location. The Village always wanted a fitness element in place and Junkyard fit the bill perfectly. Their group workout is a new patented workout technology and brings a positive environment to it's workouts and the development. The Poe West development is anchored by Greenville Tech Center for Culinary and Hospitality Innovation(CHI).

SEPTEMBER Real Estate Market

The expected Fall slowdown took place with students going back to school, but buyer and seller activity remained strong. Low mortgage rates and a strong economy have encouraged home sales other then the seasonal tempered pace. 

In Washington DC there are discussions about a broad overhaul of the housing fiance system, to include privatization (again) of Fannie Mae and Freddi Mac. Many of these conversations and changes will take place over months and years and their impact is not clear at this time. While the future is not clear this Halloween season is and it's frighteningly fearless!

Real Estate Sales  - New Listings were up 9.6% while Pending Sales decreased 49%. Inventory grew to 23.8% or 5,001 units. Prices moved higher with median sales price moving up 4.6% to $217,250. Days on Market (DOM) increased 8.9% - so it is taking 4.5 months to sell your house, showing that supply is increasing relative to demand.

Wilson introduced and popularized the hypothesis in his book, Biophilia (1984). He defines biophilia as "the urge to affiliate with other forms of life".

Travelers Rest recently reviewed a master plan for growth and development. The plan envisioned taking the Swamp Rabbit Trail and widening it for more pedestrian traffic, lighting it and connecting it more cohesively to surrounding businesses and neighborhoods. Similar to what downtown Greenville has done at Falls Park, making the Swamp Rabbit a gathering place for people to eat, visit, bring the kids and enjoy leisure time TR wants to do the same thing in their neck of the woods. Local businesses have starting this trend connecting to the trail whenever possible. Making it formal and uniform would greatly enhance the attractiveness of TR as a  whole. More people could visit for longer with nighttime lighting and activities. No one business can afford to build the infrastructure these type of changes need, but the investment by TR's tax payers will greatly improve property values in the local area. TR is just beginning to see some of the growth that has rocketed through downtown Greenville in recent years.

Further improvements in TR come from the fact that they recently approved tax increases to pay for higher police and firefighter salaries. These increases in pay will retain valuable employees and cut down on turnover as well as attracting bright new talent. Travelers Rest along with Greer, Mauldin, Simpsonville and Fountain Inn have strong leadership with the foresight to bring in the swamp rabbit trail, amphitheatres, Improved downtown areas and more for their cities.
