After a break for summer our newsletter is back on track. Summer sales followed past trends of strong sales in June, slowing in July and strong again in August just in time for school to start. September typically has been a slower month as people are busy with Fall activities and school starting. This year, is has more sales then the previous two years and shows the confidence the buying public has in the economy. See our charts and summary below for more real estate insights.
Fountain Inn: This week we were visiting Fountain Inn in conjunction with one of our listings that had land, and sold quickly. Fountain Inn typically has more land around the homes. I was very surprised at the well defined downtown area and the streetscape improvements that have taken place over the past few years. I've included photos throughout this blog of the Fountain Inn downtown area. Areas that have seen improvement/attention include the actual sidewalks and lamps along the main street, side streets with cafe tables and sitting areas out of the sun, a water fountain and Saturday market pavilion, a renovated railroad depot and side buildings with original siding and structure still in place. With Mauldin putting in their section of the Swamp Rabbit Trail and Simpsonville committing to a portion as well, Fountain Inn is considering joining the trail as well.

Greenville's Parallel Project is Complete
What is the Parallel Project you ask? It is a project that's overall goal is to help with the congestion on Woodruff road. This project addressed the traffic from I-85 to Verdae Blvd. It opened a road behind the Home Depot and Target and runs it over to Verdae Blvd and connects two other side roads in the process. Once drivers learn about these roads it should cut down on some of the congestion in this area of Woodruff Road. The part I am looking forward to is when they figure out how to improve the Garlington exchange at Woodruff road among others. Good job Piedmont Natural Gas who came up with the solution.
Local Developments:
Greer Mill possibly up for redevelopment: The mill, Greer Mill, at the corner of 300 Connecticut Ave is being submitted to the city for renovation into a mixed use development. The builders are hoping to incorporate residential and commercial including 120 studio apartments, a boutique hotel, office space, restaurants, brewery, a gym, self-storage and a common area. The facility is 8.45 acres and is only 5 minutes from downtown Greer's central business district. The surrounding area is primarily residential mill village houses. These houses would be a good buy to hold onto and renovate for future investment.

GSP Airport: Opened their $33 million air cargo facility which will allow significantly more domestic and international freight, which is an important component when companies are looking to move to Greenville, SC.
Taylors Mill: Has announced two new tenants, The Mad Smash and The Blue Ox Hatchet House. These two businesses are thinking outside the box. The Mad Smash specialises in allowing clients to smash breakables OR get a massage. WOW, I want to try this place out. The Blue OX is also unique in that you get to throw hatchets. Really. I'm not kidding. Please support these businesses just for the novelty of it. Pretty cool. They will be in the Dock #3 area of the mill near 13 Stripes Brewery and The Farehouse. Sounds like some cool hangout options are growing in this location.
