Greenville's I-385 Interchange Traffic Construction Update

This huge project has been underway about a 1.5 years now and things are starting to come together.  Our office is right off this interchange and I have been watching the progress from grading, to driving piles into the ground, and now the flyover bridges are becoming obvious. 
We can now tell which bridge corresponds to the direction of travel, per the preliminary drawing.  I suppose there are some components not included in this rendering, since it was an early draft. There is one new bridge open now that ramps southbound 385 traffic to northbound 85. And we can see main structure for northbound 385 going to southbound 85.  It is not clear how it will all work with access to Woodruff Road, where we see  a bit of traffic throughout the year, especially between Magnolia Park and Shoppes at Greenridge.
The good news is that it will be finished in 2019 and that should speed up traffic in the area.  There are a lot of new homes in the Simpsonville area and many of them will take the I-385 corridor to the Greenville, SC downtown or offices in the metro area.  Speed of traffic at this interchange will also take some of the pressure on traffic at  Pelham Rd and I-85.  It also sees a lot of traffic from an established real estate market and businesses and restaurants are spring up at the Pelham-I85 interchange.

Fall for Greenville just around the corner

.. is one of our favorite times of the year. It means Fall is officially here. We volunteer with our Boy Scout troop and it's a really fun way to see the festival and enjoy all the neat people that make up Greenville. The food and entertainment is always a blast too!

This year the festival is starting with a:
Kick Off Concert on Thursday October 14th 6:30pm - 10:00pm
The Street Festival is October 13-15: 
Friday         5:00 pm - 11:00 pm
Saturday     11:00 am - 9:00 pm
Sunday        12:00 pm - 7:00 pm
The weather outlook for this weekend is warm (80 degrees) and scattered showers, but these are usually good to cool things down just a bit. The festival goes on as planned and is still as fun! Come on out and enjoy one of the reasons that Greenville is a great place to live and work!
Why do we write about things like Fall for Greenville on our real estate blog? it's events like Fall for Greenville that attract people to our fine city and drive our home values. The more just flat out fun Greenville is the more people want to be here. I know I do. The more neat restaurants pop up and more fun events are planned the more I want to be in downtown Greenville. Piano Under the Stars Roper Mt Science Center

Saturday October 21st renowned artist Claudio Recabarren Madrid performs at the Roper Mt. Science Center in Greenville, SC with his piano. The music will be performed with visuals in the planetarium. It is said to be a stunningly spectacular and hauntingly beautiful one-hour experience. All music is composed and performed by Mr. Madrid. There are two shows 4:00pm and 7:00pm. General Admission is $10. Recommended age is 10+. 
RMSC is a huge asset to Greenville, SC and as such to Greenville's real estate market. The teacher's it brings in from all over athe state not only bring in travel dollars in the form of hotel rooms rented and dinners purchased, but also advertising by telling others around the state what we have to offer. The teacher training RMSC does is just one small part of the benefits brought to Greenville. Every second Saturday the center opens up and allow the public to come in and view, touch, observe and experience science in all it's wonderful forms from history to animals to stars and more. The exposure for small children is amazing. The summer camps not only continue this science exposure, but help mom's to get through the summer without resorting to video games and tv (too much). These factors alll help to improve the quality of life here in the Upstate of South Carolina and that all helps home prices.

Mauldin, South Carolina is a small city within Greenville County. Located just east of I-85 and south of I-385, Mauldin is a secret area that beats traffic and has inexpensive real estate. Until Monday September 18th the city did not have an official downtown area. Monday, to unanimous votes, Mauldin City Council approved four changes to the city's zoning laws. These changes will encourage a more pedestrian friendly "urban-village" feel according to Mauldin City Administrator Trey Eubanks. It will also encourage peaked roofs and articulated facades. A new pedestrian centered downtown has been the goal of the Mauldin council according to an article in The Greenville News. The new more flexible zoning options is the start of an effort to make Mauldin a modern city/town. The growth in Mauldin has been phenomenal growing 66% since 2000. With Greenville, SC being one of the fastest growing cities in the US.
